- The Costa del Sol is constantly evolving and its development over recent years has focused
on the luxury market, catering for visitors and tourists who come here to enjoy the temperate weather
and a great quality of life. and who then decide to settle here or make it their second home.
Recent figures published by the department of housing confirm that average property prices are 9.7% higher than last year, but this is the first single-digit rise in five years. Since 1998, property prices have risen by 120% until sales peaked in 2005 when figures indicated that an average of 87 foreign buyers a day were putting their money into a property along the coast.
Previous predictions by property developers that house prices would cool down during 2006- 2007 seem to be correct. Believing that their properties still offer the best value for money, with the inclusion of luxury finishes, increased security and intelligent-home technology. this can only be proof that the climate has switched to a more favourable outlook for buyers. and a great quality of life. and who then decide to
settle here or make it their second home. Recent
figures published by the department of housing
confirm that average property prices are 9.7% higher
than last year, but this is the first single-digit rise in five

buyers are careful and ensure that they deal with a
company that continues to work with good business
practices and established codes of conduct.
The Spanish government is about to change its
stance on taxes payable by non-residents. The
capital gains tax payable on the difference between
the selling price and original purchase price is
currently 35 per cent if you are a non-resident
vendor. Proposals set to come into effect from 1
January 2007 will bring the tax for residents and
non-residents to an equal value of 18 per cent,
meaning that Spain will have one of the lowest
property capital gains tax throughout Europe.
Countries such as Cyprus, Bulgaria and Dubai are
emerging destinations for holiday home owners,
but the Costa del Sol property market has greater
demand on it than any other sector in Europe and is
still an excellent investment. However, experts are
advising that this is best viewed with a mid to long
term outlook, and not as a short term investment
vehicle with the promise of quick profits. |
