West Coast magazine - The Costa del Sol is constantly evolving and its development over recent years has focused on the luxury market, catering for visitors and tourists who come here to enjoy the temperate weather and a great quality of life. and who then decide to settle here or make it their second home.
Recent figures published by the department of housing confirm that average property prices are 9.7% higher than last year, but this is the first single-digit rise in five years. Since 1998, property prices have risen by 120% until sales peaked in 2005 when figures indicated that an average of 87 foreign buyers a day were putting their money into a property along the coast.

Previous predictions by property developers that house prices would cool down during 2006- 2007 seem to be correct. Believing that their properties still offer the best value for money, with the inclusion of luxury finishes, increased security and intelligent-home technology. this can only be proof that the climate has switched to a more favourable outlook for buyers. Investment in real estate remains a lucrative proposition, provided buyers are careful and ensure that they deal with a company that continues to work with good business practices and established codes of conduct. The Spanish government is about to change its stance on taxes payable by non-residents. The capital gains tax payable on the difference between the selling price and original purchase price is currently 35 per cent if you are a non-resident vendor. Proposals set to come into effect from 1 January 2007 will bring the tax for residents and non-residents to an equal value of 18 per cent, meaning that Spain will have one of the lowest property capital gains tax throughout Europe.

Countries such as Cyprus, Bulgaria and Dubai are emerging destinations for holiday home owners, but the Costa del Sol property market has greater demand on it than any other sector in Europe and is still an excellent investment. However, experts are advising that this is best viewed with a mid to long term outlook, and not as a short term investment vehicle with the promise of quick profits.
Kristina Szekely one of the best known real estate agents in southern Spain. Now the important new alliance with Sotheby's International Realty Affiliates, Inc. will ensure that the company is part of a global network providing worldwide exposure for the Costa del Sol property market. Established more than 30 years ago, Kristina has overseen the growth of her company to one which employs 170 members of staff spread over several offices in Puerto Banús, Sotogrande and Madrid. Established more than 30 years ago, Kristina has overseen the growth of her company to one which employs 170 members of staff spread over several offices in Puerto Banús, Sotogrande and Madrid. Kristina knows that the reputation of her company is built on the care that is taken with both the seller and the buyer -a responsibility that has ensured clients come back repeatedly to do business with a company they can trust. At the moment Kristina sees more choice in the re-sale market than with new properties or developments, and a move westwards with clients looking to buy around Sotogrande rather than in the Marbella area.

However, she confidently assured me that there are some excellent, fully guaranteed properties available on new developments at Lomas de los Monteros, Costalita and Aldea Hills. And situated on the frontline of one of the most prestigious golf courses on the Costa del Sol, Hoyo 5 Villas in Guadalmina would make an ideal purchase for golfers. as would the new frontline complex Alboaire Golf in the heart of the San Roque Golf Club.

It is the international side of the company where the most exciting part of Kristina Szekely.s expansion is taking place. Travelling constantly to property fairs or to one of their many international promotions, she is ensuring that her name is not only renowned in Marbella but is now celebrated throughout the world as synonymous with quality and security.

Panama is one country where clients have a chance for a unique opportunity to invest in an amazing new development in a complex incorporating three towers, one of which is the tallest in the southern hemisphere. Further destinations offering attractive investment potential are Morocco, Mexico, Miami and the Dominican Republic. As Kristina says. she likes to think of her company as "the local agency for properties anywhere around the world." D -+Kristina Szekely. Tel.952 810102
